Nexus obtained full planning permission for a new 66-bed care home on Aperdele Road in Leatherhead.

The application was submitted following pre-application engagement with Mole Valley District Council, the local community and key stakeholders.

The site comprised a former primary school on brownfield land and was designated as a community facility and village green. The application therefore needed to justify the loss of the redundant facility and make a clear case for redevelopment as a much-needed care home.

Nexus worked closely with Frontier Estates, the consultant team and officers of Mole Valley District Council to address and overcome a range of planning and technical challenges.

This included supporting the planning case for the redevelopment of the former school site, coordinating the response to detailed design matters, and helping resolve drainage and energy issues through the application process.

Outcome

Having been recommended for approval by officers, the scheme secured a resolution to grant planning permission at Mole Valley District Council Planning Committee.

Full planning permission was secured in February 2026, enabling the redevelopment of a brownfield former school site to deliver a new care home in Leatherhead.
