Overview

We obtained full planning permission for a new 66 bed care home on Aperdele Road in Leatherhead. The application was submitted following pre-application engagement with Mole Valley District Council, the local community and key stakeholders.

The site comprised a former primary school site, which was designated as a community facility and village green. As such, the application sought to justify the loss of the redundant facility and redevelopment of the site as a much-needed care home.

Our role

We worked closely with Frontier Estates (the applicant), the consultant team and Officers of the Council to address and overcome a range of challenges, including drainage and energy matters as well as detailed design issues.

Planning strategy We prepared the planning case for the redevelopment of a redundant former school site.
Pre-application engagement We engaged with the Council, local community and key stakeholders before submission.
Community facility case We helped justify the loss of the redundant facility and its replacement with a needed care home.
Technical coordination We worked with the consultant team to address drainage, energy and detailed design matters.
Officer engagement We worked closely with Council officers to resolve issues and support a positive recommendation.

Outcome

Having been recommended for approval by Officers, we secured resolution to grant planning permission at the Mole Valley District Council Planning Committee and secured full planning permission in February 2026.
